Maintain before leaks appear
Treat panels, fasteners, laps, flashings, gutters and outlets as one system. Set inspection frequency from manufacturer guidance, exposure and events.
Keep drawings, product identities and earlier records. A similar-looking screw or sealant is not automatically compatible.
Plan safe access first
Assess edges, fragile rooflights, wet surfaces, wind, electricity and approved walking zones before access.
Use competent fall protection and postpone work in unsafe weather. Avoid damaging sheets, gutters and flashings while walking.
Read every fastener and washer
Inspect missing, loose, tilted or corroded fasteners and cracked, hardened or over-compressed washers; record their locations.
Do not simply tighten everything. Replace components with approved, compatible products and investigate stripped or enlarged holes.
Diagnose laps and sealants
Check side and end laps, ridges, eaves, edges and penetrations for movement, gaps, dirt tracks and water marks.
Remove contamination and use only approved compatible sealants. More sealant can obstruct designed movement and is not necessarily safer.
Keep drainage clear
Remove leaves, twigs, nests and organic debris from gutters, outlets, rainheads and overflow points with non-damaging methods.
Do not force waste into downpipes. Treat persistent ponding or reverse fall as a drainage defect, not merely a cleaning issue.
Separate debris, staining and corrosion
Remove drilling swarf and foreign metal promptly without scratching. Identify mortar, salts, organic matter and metallic deposits before cleaning.
Use coating-manufacturer cleaning instructions, rinse thoroughly and reassess whether the mark is dirt, rust deposit or coating breakdown.
Repair coating as a system
Document location, size, depth and cause of scratches, blistering or corrosion. Similar-colour aerosol is not proof of compatible protection.
Correct water traps and incompatible-metal contact before coating. Extensive loss, perforation or structural damage needs technical assessment.
Close with a traceable record
Record areas, photographs, findings, replacement product codes and repair materials so recurring defects become visible.
Remove all tools, swarf and waste, verify drainage and compare roof findings with any internal moisture before closing the work.
